Why We Do Not
Accept OHA Vouchers

After years of dealing with the Omaha Housing Authority (OHA), we have made the firm decision to stop participating in their Housing Choice Voucher program. This decision is not based on the tenants—it's based entirely on OHA’s systemic failures, incompetence, and blatant disregard for both landlords and renters.
 

Unacceptable Delays and Lost Documents

OHA constantly loses critical documents, forcing landlords to resend the same paperwork multiple times. Even when we provide everything requested, they later claim additional, undisclosed forms are required—dragging the process out for months while tenants are left in limbo. This incompetence directly leads to missed payments, unnecessary evictions, and endless frustration.
 

Ignored Emails and Lack of Accountability

OHA is notorious for ignoring emails and failing to respond to urgent issues. We have documented dozens of cases where we followed up repeatedly for months, only to be ignored until the situation became critical. Even when they do respond, it’s often filled with vague excuses and zero accountability for their failures.
 

Ever-Changing Inspection Standards

OHA holds private landlords to absurd and ever-changing inspection standards while ignoring serious health and safety violations in their own buildings. We’ve had inspections fail over trivial, arbitrary issues—only to have OHA later change their requirements after we’ve already spent time and money on unnecessary repairs. Meanwhile, their own properties are plagued with mold, bed bugs, and broken plumbing, yet somehow remain in compliance.
 

Missed Payments and Financial Risk

OHA regularly fails to issue payments on time—even when all paperwork is completed correctly. This puts landlords in an impossible position, forcing us to either cover the unpaid rent ourselves or evict tenants who, through no fault of their own, have been left without assistance. OHA refuses to take responsibility for these failures, leaving landlords financially exposed.
 

Blocked Emails and Stonewalling

When we have raised concerns about OHA’s dysfunction, our emails mysteriously start getting blocked. This is a clear attempt to silence criticism rather than address the real issues. We have proof of this happening multiple times, further demonstrating their lack of transparency and accountability.
 

Conclusion: We Will Not Work with OHA

The bottom line is that OHA makes it impossible for landlords to provide stable, reliable housing under their program. The constant mismanagement, delays, and outright negligence have forced us—and many other landlords—to walk away.
